Recorded sales. Florida Department of Revenue Sale Data File and property roll for Walton County (2026P roll, posted Jul 27, 2026); parcel locations from Walton County GIS. Kept: qualified (arm's-length) sales, codes 01 and 02; improved single-family, mobile-home and condo parcels; price of $20,000 or more. Other transfers (family transfers, foreclosure and bank sales, multi-parcel deals, vacant land) are left out because they do not reflect the open market. 91% of sales have an exact date; the rest are known only to the month and are placed mid-month. Our records start Jan 4, 2021 and end Jun 23, 2026; the state publishes a few times a year, and the county's next file is due in the fall. The latest 60 days (after Apr 24, 2026) are marked as possibly incomplete because a sale can reach the state's file weeks or months after it closes. Measured: the 2025 Final file counted 321 sales in its newest 6 months and the later 2026 Preliminary file counts 579 for the same months (+80%). Owner names are never shown.

How the headline is worked out. Median price, homes sold and price per square foot are worked out from these recorded sales only, for the time range, neighborhood and map area you have picked. Each is compared with the same length of time just before it. With fewer than 10 sales in the period, the median is replaced by “Limited data”; a change is shown only when both periods have at least 10 sales and our records cover the whole earlier period (so the 1-year range has no comparison yet). Price per square foot uses the adjusted area on the property roll and skips homes smaller than 300 sq ft.
